The model is simple. You tell us the photo date or the closing date. We come within the week, price every line from your walkthrough notes or the inspection PDF, and hold the calendar. When the work is done you get dated photos and a paid invoice. Your seller gets a house that shows; your buyer gets a contingency that clears.
We say plainly which items need a licensed electrician, plumber or roofer, and we coordinate them, so nothing on the report is left to a second contractor.

How fast do you respond to an agent request?
Within 24 hours, every time. Punch lists with a closing date are prioritised over everything else on the calendar.
Can you work from an inspection report?
Yes. Send the PDF; you receive a line-item price per finding within two business days, with the items that need a licensed trade (electrical, plumbing, roof) marked and coordinated.
Do you provide documentation for the file?
Dated before-and-after photos of every item, a paid invoice and, where a licensed trade was involved, their invoice and permit number.
Can the seller pay at closing?
For pre-listing work we take a deposit and agree the balance at the final walkthrough. Pay-at-closing arrangements are considered case by case with the listing agent and title company.
Do you offer agents anything for referrals?
No kickbacks. They are a problem under RESPA and they are not how we want to earn the next call. What you get is a crew that makes you look good to your client.
