The Beaches (Jacksonville Beach, Neptune Beach, Atlantic Beach and Mayport) have the same salt-air problems as Fernandina with a different housing stock: 1950s–70s beach cottages and block homes on small lots, 1980s–2000s townhomes and condos, and newer infill that replaced the cottages. Each of the three beach cities runs its own building department, and each has a slightly different opinion about what needs a permit.
Most of our Beaches work is kitchens and bathrooms in the cottages and block homes (where opening the kitchen to the living room is the request), whole-house flooring over slab, and repairs, especially exterior trim, doors and windows that the ocean has worked on. We specify stainless and solid-brass hardware, exterior-rated fasteners and a paint system that tolerates the air.
We also maintain a growing number of vacation rentals and second homes at the Beaches for owners who live elsewhere.
