Flooring installation for humid, coastal homes
Floors are the thing we have installed most, house after house. The floor you see in our kitchen and living-room photos is the one most clients ask for: a wide wood-look plank run wall to wall with no transitions.
Northeast Florida is slab-on-grade country with summer humidity that hovers near 80%. That rules out a few products and rewards others. Luxury vinyl plank (waterproof, dimensionally stable, quiet) is the default for most homes and nearly every rental. Large-format porcelain tile suits kitchens, baths and sun rooms. Engineered hardwood works on slab when the right underlayment and acclimation time are used; solid hardwood generally does not.
The work that makes a floor last is invisible when we are done: moisture-testing the slab, grinding high spots and filling low ones, a vapor barrier, correct expansion gaps, and layout planned from the longest sightline so the planks read straight from the front door. We remove old flooring, carpet, tack strip and thinset, and we haul it away.
Whole-house runs with continuous flooring, stairs, and transitions to tile are our specialty. Flooring is non-permitted work in Florida, so there is nothing to wait for.

Click-lock and glue-down, rigid-core SPC for rentals, with matched trims and stair nosing.

Porcelain & ceramic tile
Large-format, wood-look plank tile and mosaics on a flat, crack-isolated substrate.

Engineered hardwood
Glue-down or floating over slab with a moisture barrier and proper acclimation.

Subfloor & slab prep
Moisture testing, self-leveling, grinding, plywood repair where old subfloor has softened.

Removal & haul-away
Carpet, laminate, tile and adhesive removed; dust controlled; everything gone the same day.

Stairs & transitions
Wrapped treads and risers, flush reducers and thresholds that do not catch a toe.
When a job needs a permit or a licensed trade (moving plumbing, new circuits, structural changes) we say so up front and bring in the licensed plumber, electrician or general contractor who pulls it.

What flooring is best for a Florida coastal home?
For most rooms, a quality rigid-core luxury vinyl plank: waterproof, stable in humidity, soft underfoot and available in convincing wood looks. For kitchens and baths, porcelain tile. Engineered hardwood is a good upgrade on slab when installed with a moisture barrier; solid hardwood and laminate struggle with our humidity.
How much does flooring installation cost?
Installed LVP typically runs $6–$10 per square foot including removal and prep; porcelain tile $10–$18; engineered wood $10–$16 (2026). A 1,800 sq ft whole-house LVP job is usually $12,000–$18,000 all in.
How long does it take to floor a whole house?
A 1,500–2,500 sq ft home with removal and prep: four to seven working days. We move furniture room to room so you can stay.
