A walkthrough, then a line-item scope with allowances stated and the permitted items flagged with who pulls them. The number does not change unless the scope does, and you see why.

Waterproofing behind the tile, a vapor barrier under the floor, fans that vent outdoors, hardware that survives salt air. The things you cannot see are the things that last.

Are you licensed and insured?

We carry general liability insurance and can provide a certificate on request. The work we do directly (kitchens, baths, flooring, tile, drywall, trim, doors, paint, repairs) is work Florida does not licence. Anything that needs a permit or a licensed trade (moving plumbing, new circuits, structural changes) is done by the licensed plumber, electrician or general contractor we bring in, and they pull the permit. We tell you which items those are in the written scope.

What does a free estimate involve?

A walkthrough at the property, usually 30 to 60 minutes, where we measure, look at what is behind the obvious, and talk through what you want. You receive a written scope with line items within two to three business days. No pressure, no 'today-only' pricing.

Where do you work?

All of Nassau County (Fernandina Beach, Amelia Island, Yulee, Callahan and Hilliard) and greater Jacksonville, including the Northside, Oceanway, the Beaches, Arlington, Mandarin, the Southside and Ponte Vedra / Nocatee. We are based in Fernandina Beach.

Do I need a permit for my project?

Cosmetic work (cabinets, counters, backsplash, flooring, tile, paint, trim, doors, like-for-like fixture swaps) does not need a permit in Florida. Moving plumbing or gas, adding electrical circuits, changing structure, roofing or HVAC does. Nassau County, the City of Fernandina Beach, Jacksonville (JaxEPICS), the three beach cities and St. Johns County each issue their own. We flag permitted items in every scope.
