Property maintenance for rental owners and investors

We are the maintenance arm for owners who do not live next door. Turnovers between tenants, seasonal inspections, the repair list from your property manager: one number, one invoice per property, photos of every job.

Most property maintenance companies are cleaners or handymen. We are a renovation crew that also does maintenance, which means the turnover that needs a new bathroom floor, the unit that needs a kitchen after ten years of tenants, and the leaky window trim all go to the same people, and the standard of work is the same as the owner-occupied houses in our gallery.

We work for individual landlords with one to twenty doors, small investors rehabbing to rent or flip, and vacation-rental owners on Amelia Island who need a reliable pair of hands between guests. We coordinate with your property manager if you have one; if you do not, we can be the people who respond when something breaks.

What we do not do: tenant placement, rent collection or leasing. Those require a Florida real-estate licence and a different kind of company. We stay on the side of the work.

    Turnovers & make-readies

    Paint, patch, floors, fixtures, caulk, deep clean and photos, rent-ready in five to ten days.

    Preventive maintenance

    Semi-annual inspections: caulk, weatherstripping, fans, water heater, filters, exterior trim.

  3. 03

    Repairs on call

    Work orders from you or your manager, scheduled within the week, photographed when done.

    Vacation-rental upkeep

    Between-guest repairs and seasonal refreshes for Amelia Island short-term rentals.

  5. 05

    Rental-grade renovations

    Kitchens, baths and flooring to a durable, rent-ready specification that pencils.

  6. 06

    Inspection-driven repairs

    Section 8 / HUD, insurance and lender inspection items cleared and documented.

When a job needs a permit or a licensed trade (moving plumbing, new circuits, structural changes) we say so up front and bring in the licensed plumber, electrician or general contractor who pulls it.

About property maintenance.

Do you offer a maintenance plan for landlords?

Yes: a semi-annual inspection and preventive visit per property, with a written report and a priced list of anything found. Repairs are billed per job, not as a retainer.

Can you work with my property manager?

Yes. Many of our jobs come as work orders from managers. We keep the manager and the owner on the same email thread and invoice per property.

How fast is a turnover?

A standard make-ready (paint touch-up or full repaint, patches, fixture swaps, caulk, clean) is five to seven working days. Add floors or a bathroom and it is ten to fifteen.

Do you manage tenants or collect rent?

No. Property management for others requires a Florida real-estate licence. We do the physical work and coordinate with whoever manages the lease.
