The small jobs are where trust is built. A door that finally latches, a patch you cannot find, a fan that vents outside, done the first time, on the day we said.

We keep days on the calendar for repair work because the renovation clients of next year are the repair clients of this one. Typical calls: drywall patches and texture matching, interior doors that stick or will not latch, rotten exterior trim, caulk failing around tubs and windows, fixture swaps, tile repairs, fence and gate repairs, and the long inspection punch list that stands between a seller and closing.

For realtors and landlords we work from the inspection report or the move-out checklist, price each line, and send photos when it is done. Most punch lists are cleared in one to three days.

Florida law is clear about what a handyman may do: painting, flooring, tile, drywall, trim, cabinetry, doors and non-structural interior work need no licence at any price. Anything structural, electrical beyond a like-for-like swap, plumbing beyond a fixture, roofing or HVAC needs a licensed trade, and we will tell you so rather than do it quietly.

    Interior and exterior doors, locksets, weatherstripping, sliders that drag.

    Tubs, showers, windows and backsplashes re-sealed; cracked tiles replaced.

    Faucets, toilets, vanity lights, ceiling fans and exhaust fans, like-for-like swaps.

    Inspection punch lists

    Pre-listing and post-inspection repair lists cleared with photo documentation.

When a job needs a permit or a licensed trade (moving plumbing, new circuits, structural changes) we say so up front and bring in the licensed plumber, electrician or general contractor who pulls it.

Is there a minimum for a repair visit?

A half day. We would rather combine three small jobs into one visit than charge you for a trip to hang a single shelf, so send the whole list.

How fast can you come out?

Usually within the week for Nassau County and the Northside; a little longer for the Beaches and St. Johns. Realtor punch lists with a closing date get priority.

Do you do electrical and plumbing repairs?

Like-for-like swaps (a faucet, a toilet, a light fixture, a ceiling fan on an existing box), yes. New circuits, panels, re-pipes and anything that needs a permit go to the licensed electrician or plumber we work with.
