General
Are you licensed and insured?
We carry general liability insurance and can provide a certificate on request. The work we do directly (kitchens, baths, flooring, tile, drywall, trim, doors, paint, repairs) is work Florida does not licence. Anything that needs a permit or a licensed trade (moving plumbing, new circuits, structural changes) is done by the licensed plumber, electrician or general contractor we bring in, and they pull the permit. We tell you which items those are in the written scope.
What does a free estimate involve?
A walkthrough at the property, usually 30 to 60 minutes, where we measure, look at what is behind the obvious, and talk through what you want. You receive a written scope with line items within two to three business days. No pressure, no 'today-only' pricing.
Where do you work?
All of Nassau County (Fernandina Beach, Amelia Island, Yulee, Callahan and Hilliard) and greater Jacksonville, including the Northside, Oceanway, the Beaches, Arlington, Mandarin, the Southside and Ponte Vedra / Nocatee. We are based in Fernandina Beach.
Do I need a permit for my project?
Cosmetic work (cabinets, counters, backsplash, flooring, tile, paint, trim, doors, like-for-like fixture swaps) does not need a permit in Florida. Moving plumbing or gas, adding electrical circuits, changing structure, roofing or HVAC does. Nassau County, the City of Fernandina Beach, Jacksonville (JaxEPICS), the three beach cities and St. Johns County each issue their own. We flag permitted items in every scope.
How do you price a job?
By line item, after seeing the property. Every task has a number next to it, so you can add or remove scope without a new quote. Material allowances are stated; if you choose above the allowance, you see the difference before we order.
How do payments work?
A deposit to schedule and order materials (typically 30–40%), progress payments at agreed milestones on larger jobs, and the balance at the final walkthrough. We do not ask for full payment up front.
Who actually does the work?
Fabian Petravic and a small in-house crew. The person who quoted your job is on site, and the person who set your floors is the one who hangs the doors over them. Licensed plumbers and electricians join for the parts of a job that need them.
Can I stay in the house during a renovation?
Almost always. We seal the work area, run an air scrubber during dusty phases, keep one bathroom working, and set up a temporary kitchen corner for kitchen jobs. Whole-home flooring is done room to room.
Do you work for landlords, investors and realtors?
Yes. It is a third of our work. Rental turnovers, make-readies, rental-grade kitchens and baths, preventive maintenance visits, and pre-listing or post-inspection punch lists for agents. See the investor and realtor pages.
What is your minimum job?
A half day for repair visits; we will happily combine several small items into one trip. There is no minimum for remodeling estimates.
Do you offer a warranty?
One year on our workmanship, in writing, on every job. Materials carry their manufacturers' warranties, which we register for you where the product allows.
How soon can you start?
Repairs and punch lists: usually within the week. Bathrooms and flooring: two to four weeks out. Kitchens: governed by cabinet lead times, typically four to eight weeks from deposit to start. We hold your slot once the deposit is in.
Kitchen remodeling
How much does a kitchen remodel cost in Nassau County or Jacksonville?
In 2026 a cosmetic refresh (paint, hardware, counters, backsplash, lighting) typically lands between $10,000 and $20,000; a mid-range remodel with new cabinets, counters, tile and flooring between $20,000 and $45,000; a full gut with layout changes $45,000 and up. Island delivery, condo logistics and permit fees push Amelia Island jobs a little higher. We price from a walkthrough, never from a photo.
How long does a kitchen remodel take?
Plan on two to three weeks for a refresh and five to eight weeks for a full remodel once materials are on site. Cabinet lead times (four to ten weeks) are usually the longest wait, so we order before demo and keep your old kitchen working until the day we start.
Do I need a permit for a kitchen remodel?
Not for cabinets, counters, tile, flooring, paint or like-for-like fixture swaps. You do for moving plumbing or gas, adding circuits, or touching structure. Nassau County and the City of Fernandina Beach issue their own permits; Jacksonville uses the JaxEPICS portal. We flag permitted items in the scope and coordinate the licensed trade that pulls them.
Can I stay in the house during the work?
Yes. We set up a temporary kitchen corner, seal the work area with plastic, and run a HEPA air scrubber during demo and sanding. Most clients stay.
Bathroom remodeling
How much does a bathroom remodel cost in Northeast Florida?
A tub-to-shower conversion typically runs $7,000–$14,000; a full hall-bath remodel $12,000–$25,000; a master bath $25,000–$50,000+ (2026). Tile choice and glass are the biggest swing items.
How long does a bathroom remodel take?
A tub-to-shower conversion takes one to two weeks; a full bathroom three to four weeks; a master bath with layout changes five to seven weeks. We keep one bathroom in the house working at all times.
Do you handle the plumbing?
We swap fixtures in place. Relocating a drain, moving supply lines into a new wall, or adding a shower where there was none is permitted plumbing work, and a licensed plumber does it as part of our scope.
Can you build a walk-in shower for an older family member?
Yes. Zero-threshold entries, a fold-down bench, hand-held shower, blocking for grab bars and a comfort-height toilet are all standard options. Fernandina Beach and the Jacksonville beaches have a lot of this work and it is some of the most satisfying we do.
Home renovation
How do you price a whole-home renovation?
By line item, after a walkthrough. You see every room and every task with a number beside it, so the scope can be trimmed or grown without re-quoting. Most whole-home projects in our area run $30,000–$120,000 depending on kitchen and bath counts.
How long does a whole-house renovation take?
Floors, paint, doors and trim across a 1,800–2,400 sq ft home: three to five weeks. Add a kitchen and two baths: eight to twelve weeks. We build the schedule around your closing or move-in date.
Can you take down the wall between my kitchen and living room?
If it is non-load-bearing, yes. It is a day of demo and a few days of patching. If it carries load, an engineer specifies a beam and a licensed general contractor pulls the permit; we coordinate and do the finish work.
Flooring installation
What flooring is best for a Florida coastal home?
For most rooms, a quality rigid-core luxury vinyl plank: waterproof, stable in humidity, soft underfoot and available in convincing wood looks. For kitchens and baths, porcelain tile. Engineered hardwood is a good upgrade on slab when installed with a moisture barrier; solid hardwood and laminate struggle with our humidity.
How much does flooring installation cost?
Installed LVP typically runs $6–$10 per square foot including removal and prep; porcelain tile $10–$18; engineered wood $10–$16 (2026). A 1,800 sq ft whole-house LVP job is usually $12,000–$18,000 all in.
How long does it take to floor a whole house?
A 1,500–2,500 sq ft home with removal and prep: four to seven working days. We move furniture room to room so you can stay.
Repairs & handyman
Is there a minimum for a repair visit?
A half day. We would rather combine three small jobs into one visit than charge you for a trip to hang a single shelf, so send the whole list.
How fast can you come out?
Usually within the week for Nassau County and the Northside; a little longer for the Beaches and St. Johns. Realtor punch lists with a closing date get priority.
Do you do electrical and plumbing repairs?
Like-for-like swaps (a faucet, a toilet, a light fixture, a ceiling fan on an existing box), yes. New circuits, panels, re-pipes and anything that needs a permit go to the licensed electrician or plumber we work with.
Property maintenance
Do you offer a maintenance plan for landlords?
Yes: a semi-annual inspection and preventive visit per property, with a written report and a priced list of anything found. Repairs are billed per job, not as a retainer.
Can you work with my property manager?
Yes. Many of our jobs come as work orders from managers. We keep the manager and the owner on the same email thread and invoice per property.
How fast is a turnover?
A standard make-ready (paint touch-up or full repaint, patches, fixture swaps, caulk, clean) is five to seven working days. Add floors or a bathroom and it is ten to fifteen.
Do you manage tenants or collect rent?
No. Property management for others requires a Florida real-estate licence. We do the physical work and coordinate with whoever manages the lease.
