Pre-listing repairs that pay off in Nassau County and Jacksonville: a realtor's checklist
The repairs that move a listing from 'needs work' to 'move-in ready' in Fernandina Beach, Yulee and Jacksonville, in the order that returns most per dollar.

Buyers in Northeast Florida are paying for the absence of a to-do list. The sellers who get it are the ones whose agent walked the house two weeks before photos and spent a few thousand dollars in the right order. This is the order.
Week one: the things that show up in photos
- Paint. Walls in a single warm white or greige, trim in one bright white. The single best dollar in real estate.
- Floors. Replace worn carpet with luxury vinyl plank; if there is already plank or tile, deep-clean and re-grout. A 1,600 sq ft house can be re-floored in four days.
- Lighting. Swap every builder flush-mount for something with shape, match the bulbs (2700–3000K), and add under-cabinet lights in the kitchen.
- Hardware. Cabinet pulls, door levers, hinges that do not squeak.
- Caulk. Every tub, shower, window and backsplash. Failed caulk reads as water damage.
Week two: the things an inspector will write up
- Doors that do not latch; sliders that drag
- Rotten exterior trim, fascia and sills, a Florida inspection favourite
- Missing GFCI outlets in kitchens and baths, and a bathroom fan that vents to the attic (both common in 1970s–90s homes)
- Toilets that rock; faucets that drip; a disposal that hums
- Cracked tiles, loose grout, soft spots in a bathroom floor
Clearing these before the inspection removes the second negotiation. We work from the agent's list or a pre-listing inspection, price each line, and send photos when it is done.
What to leave alone
A full kitchen or master bath remodel rarely returns its cost in a pre-listing window in our market; a refresh (paint, counters, hardware, lighting) does. Additions and layout changes never do. Landscaping beyond a clean-up and mulch rarely does either.
Island and beach specifics
Salt air makes exterior hardware and fixtures the first thing a beach buyer checks, so replace pitted door hardware and light fixtures. In the Fernandina historic district, leave original floors and trim and let them sell the house; refinish rather than replace.
Timing
Most pre-listing packages (paint, floors, fixtures, caulk, punch list) take five to ten working days. We hold calendar space for agents with a photo date, and respond to new requests within 24 hours.
