Vacation-rental maintenance on Amelia Island: what to schedule between guests and by season
A maintenance calendar for Amelia Island and Fernandina Beach short-term rentals: between-guest checks, quarterly work, hurricane prep and the annual refresh.

A vacation rental on the island takes more wear in a year than a family home takes in five. Guests do not report the loose towel bar; they mention it in the review. Here is the calendar we run for owners and rental managers.
Between guests (your cleaner reports, we fix)
- Door and lock hardware, sliders and screens
- Caulk at tubs and showers, shower heads and handles
- Loose towel bars, toilet seats, drawer pulls, blinds
- Wall scuffs and nail holes: touch-up paint in the unit's colour, kept on site
Quarterly
- Exhaust fans and dryer vent cleared; HVAC filters
- Exterior doors, thresholds and weatherstripping, because salt air is relentless
- Deck, railing and stair fasteners checked and tightened
- Grout and caulk inspected in every wet area
Before hurricane season (May)
- Roof-edge and fascia check; gutters cleared
- Shutters or panels located and hardware tested
- Outdoor furniture storage plan; loose items inventory
- Photographs of every room for insurance
The annual refresh (January or September)
Between peak seasons, a unit that is going to keep its rating needs real work: a full repaint of high-traffic rooms, re-grouting or a new bathroom floor, replacing the flooring that has finally given up, new fixtures where the chrome has pitted. Five to ten days, timed to the calendar gap.
Condo buildings
Work inside Amelia Island condominiums follows the association's rules: certificate of insurance, work hours, elevator reservations. We keep those on file per building so nothing waits.
What this costs
Most owners spend less on a planned maintenance calendar than they were spending on emergency calls. We invoice per property per visit, with photos, and coordinate directly with your rental manager.
