Salt air, humidity and a building’s rules are the three things that decide how the work is done here, and we have them on file for every property we look after.

Between guests

Locks, sliders, caulk, towel bars, toilet seats, blinds and scuffs, fixed inside the turnover window.

Quarterly

Exhaust and dryer vents, HVAC filters, exterior doors and weatherstripping, deck fasteners, grout.

Hurricane prep (May)

Roof edge and gutters, shutters and hardware, loose-item plan, photos of every room for insurance.

Annual refresh

Repaint the high-traffic rooms, re-grout or re-floor a bath, replace pitted fixtures, all in the January or September gap.

Do you work with rental managers or only owners?

Both. Most of our vacation-rental work comes as a text from a cleaner or a work order from a manager; we keep the owner copied and invoice per property.

Can you get in between guests?

Yes. We schedule around the booking calendar and keep repairs inside the turnover window. Larger refreshes are planned for the January and September gaps.

Do you handle condo association rules?

We keep each building's contractor requirements, insurance certificate and work hours on file so nothing waits on paperwork.

What about hurricane season?

A May visit to check roof edges, gutters, shutters and loose items, with photos for insurance; post-storm checks and repairs as soon as the island reopens.
