Fernandina's kitchens come in three kinds. In the 50-block historic district the houses are 1890s–1920s frame construction: out-of-square walls, heart-pine floors under three layers of vinyl, and a galley that was never meant to seat anyone. In Amelia Park, North Hampton and the 1970s–90s streets south of Atlantic Avenue, the bones are fine and the finishes are tired. And on the south end (Summer Beach, the Plantation, the Ritz corridor) there are condo kitchens where the HOA, the elevator schedule and a Saturday noise window decide the plan as much as the homeowner does.

We work all three. Historic-district kitchens get careful demo (the plaster and the floors are worth saving), furniture-style cabinetry that suits the house, and attention to the City's Historic District Council rules: interior work is usually exempt, but exterior vents and windows are not. Condo kitchens get a logistics plan first: delivery windows, protected common areas, and a scope that fits the building's hours.

Materials are chosen for the island. Salt air reaches everything east of the Amelia River, so hardware, hinges and fixtures are specified to resist it, and flooring goes down over a vapor barrier on slab.

Interior work does not go before the Historic District Council. Anything visible from the street, such as a new range-hood vent through an exterior wall or a changed window, does. Building permits for plumbing, electrical or structural work come from the City of Fernandina Beach Building Department on Ash Street, not Nassau County.
